Summary of Position: Responsible for general and recurring indoor and outdoor custodial work and the general upkeep and mowing of the grounds, cleanliness of common areas and office/maintenance space within and in accordance to the high standards expected for RHA managed properties. Will act as a floater to the various RHA sites with a primary base of Hickory Street.
Reports To: Maintenance Foreman
- Essential Functions of the Position:
- Responsible for general custodial duties maintaining a clean, safe, and visually appealing environment in RHA facilities, common areas, and grounds.
- Grounds maintenance which may include edging, mulching, pruning, planting, snow removal, salting/sanding of walks and roadways, stairs and mailbox areas, trash pick-up, and repair of site features
- Mowing of the various sites.
- Must be available during winter months for office hours, after hours, and weekend snow and ice removal regardless of scheduled and approved time off (i.e., vacation).
- Inspection of the grounds and facilities reporting irregularities to the Maintenance Foreman or their designee.
- Performs various maintenance functions including minor carpentry repairs, painting, and support for Maintenance staff.
- Performs other routine maintenance items and semi-skilled work as necessary.
- Cleaning of units in preparation for turn-over.
- Must work in a collaborative team oriented manner with all RHA staff and residents.
- Follow procedures established by the Maintenance Foreman or their designee.
- Regularly monitors parking lots to ensure compliance with RHA policies on illegally parked cars, parking violations and guest/visitor violations.
- Monitors the development for potential lease violations and/or criminal activity and makes referrals as necessary.
- Must maintain necessary paperwork and logs as required by the Maintenance Foreman or their designee.
- Complies with current and new rules and regulations regarding Occupational Safety and Health, building codes and the RHA Risk Management Program.
- Ensures that positive and mutually satisfying relationships are maintained with tenants, vendors, suppliers, contractors and other Rutland Housing Authority customers.
- Enhances and promotes the image of the Rutland Housing Authority in the community through a commitment to professionalism, quality, responsiveness and service.
- Performs related work as required or assigned.
- Required Abilities:
- Must possess a good work ethic and take pride in work and in the appearance of properties. Should be able to initiate work with minimal supervision and exercise good judgment in its execution.
- Basic knowledge of custodial care: cleaning, preventive maintenance, and use of supplies and equipment.
- Basic knowledge of grounds keeping and required equipment and tools (i.e., tractors, lawn mowers, plows, chain saws, etc.).
- Ability to perform physical maintenance operation of the property.
- Basic experience and knowledge in the trades (i.e., light carpentry, repairs, painting, and use of related equipment).
- Ability to accept supervision and to work within an assigned schedule and deadlines.
- Must be able to communicate effectively and work well with residents, on-site personnel, contractors, co-workers, supervisors and the general public.
- Ability and willingness to pursue advanced training and certifications as identified.
III. Required Experience and Training:
- High school diploma, GED, or equivalent experience in the building construction trades.
- Must possess a valid Vermont driver’s license, have dependable private means of transportation and liability insurance as prescribed by the State of Vermont.
- Must be bondable.
- Working Conditions/Physical Demands:
- Non-exempt, full time position, 40 hours per week, aligned.
- Must be able to report to work on time, including quick response to emergency situations at RHA properties and adhere to RHA work schedules, rules and regulations.
- Participates in the regular On-Call Maintenance schedule for evenings and weekends, and at any time for snow removal or emergencies.
- Must be able to (within safety guidelines) move appliances and lift up to 100 pounds, up or down stairs. Must have adequate reflexes, visual and hearing acuity to work safely and effectively with maintenance staff.
- Must be able to work off step or extension ladders or on a roof.
- Equipment Used:
- Heavy equipment, (i.e. trucks, snowplow, tractor, etc.) maintenance hand and power tools as needed.
- Hazardous chemicals with appropriate safety equipment.
